Bridging Finance is basically short term finance that has been arranged until long term funding (or sale) can be put in place.

Bridging Finance is a short term funding solution that generally features a slightly higher interest rate than conventional mortgages as the lender is taking a risk on the uncertainty of a pending sale of the existing property. The lender provides the funding on the basis that the existing property will be able to be sold quickly.
 
As an example, many people find themselves in the situation of buying a new property at the same time as selling an existing property and the possibility exists that they’ll be put in the situation where they need to complete the purchase, but the funds from the sale of their existing property have not materialised due to a delay in the sale process. In this instance a lender may provide Bridging Finance, taking security over both the existing and the new property. These loans are typically made on an interest only basis for terms up to twelve months.
