Many borrowers need to borrow more than the standard commercial lenders are willing to offer.

As a general rule, commercial lenders’ maximum LVR for commercial real estate transactions is 70%, particularity for facilities above $10M.

Until now, a borrower’s only real option was a second mortgage. However, the major negative factor with this approach is that pricing for second mortgages typically ranges between 15% – 25% pa. The other problem besides cost, is that most senior lenders will not allow a second mortgage behind them.
